Today a realtor, Paul, came across my book and contacted me to inquire  if this concept could work for a property he currently has listed. This is a  property in El Paso, Texas and there have been no offers except from people that want the owner to sell it on a real estate contract. His seller cannot wait for the money so the buyer must be able to get their own financing.

This scenerio is not uncommon, and it puts the seller in a tight spot. Any realtor with a property like this can search for a qualified organization to raffle the home–through the raffle the seller gets their home sold and the realtor makes their commission just like in a conventional sale.

Having said this, the homeowner and realtor must be sure that the home has the qualities of a grand prize, and they must be sure that house raffles are legal in the state in which the home is located.

First Step for the Homeowner in a House Raffle

The very first step that any homeowner thinking of selling their home through a house raffle should do is to find out if house raffles are legal in their state. Now some states allow raffles, but not house raffles. For example, New York allows raffles by qualified organizations, but the prize cannot be a piece of real estate or valued over $100,000.00. There are a few ways to check this out: One is to contact the office of the State Attorney General or the Gaming Control Board in the state where the home is located. 

Searching for a qualified organization to raffle the home is a waste of time if house raffles are not allowed in your state. You might think that contacting an attorney would be the way to find out, but I’ve found that most attorneys are not familiar with house raffle laws. Go directly to the entity that oversees raffle fundraisers in your state for the answer.

House Raffle Site

Check out this house raffle conducted by Desert Academy at Santa Fe, New Mexico a 501c3 nonprofit organization. The state of New Mexico allows raffles by a nonprofit, a school, or a church. If the raffle prize is over $75,000, then the raffle must be registered and approved by the Gaming Control Board. Anyway, Desert Academy, both a nonprofit and a school has a prize home with a wow factor, and they have added a page to their house raffle website titled: Ticket Buyers Talk.

This is a clever way to get ticket buyers engaged and returning back to the website to see their photos and send their friends to see their photos–plus it’s intersting to  read what ticket buyers have to say. Take a look:
